What is Fractional Ownership?

In exclusive resort real estate markets, fractional ownership properties (Private Residence Clubs) have emerged as a well-regarded alternative to whole ownership of a luxury vacation home. Research has shown that while most PRC owners can afford to purchase their own vacation property, they have chosen instead, to purchase a partial interest that does not require the financial or maintenance commitments that come with whole ownership. The studies also show that owners today will spend an average of 22 to 26 nights a year in their recreational property. “We owned a beautiful vacation home, but didn’t use it enough to justify the costs. We ended up selling the house and buying an interest in a Private Residence Club. The logic of a partnership between families is nothing new. People have been sharing costs and increasing their buying power for years as a means to upgrade their vacation home experience, both in quality and location. Private Residence Club ownership is very similar to membership in a private equity golf club, but instead of preferred tee times, owners enjoy preferred vacation time.

How does Fractional Ownership differ from Timeshare?

Private Residence Clubs and timeshares are very different systems. Timeshare projects are typically vacation club programs that provide usage points or one week a year to be used in a mega-condominium style resort with several hundred small, identical units. Typically there are more than fifty owners per unit. Interests are often a quasi-real estate product where buyers have only a contractual right to use a unit, but no deeded ownership.

Hacienda Club at Angel Fire will consist of six 2500 sq. ft. custom built private residences. Membership guarantees a minimum of six weeks per year usage for each owner. In addition, space available usage is unlimited. The property is for the exclusive use of the members, and membership is limited. Ownership is evidenced by a fee simple warranty deed to the property, backed by title insurance, exactly like the home you live in now.
